Assistant Purchasing Manager
San Joaquin Valley Homes is seeking an experienced Assistant Purchasing Manager. The successful candidate will be responsible for managing budgeting, and construction contract administration for several home building projects.

Duties and Responsibilities:
• Review plans, develop amenity levels and estimate costs
• Prepare and maintain subcontractor scopes of work
• Manage trades and bidding processes
• Negotiate and award contracts
• Process change orders
• Manage accurate data entry in builder software systems
• Identify value engineering and cost saving opportunities
• Prepare construction budgets
• Track market costs, identify trends and monitor product research

Requirements:
• College degree preferred
• Minimum of 3 years' experience
• Construction estimating and field experience
• Accounting/budgeting experience
• Established relationships with construction trades preferred
• Ability to read and understand construction plans
• Accuracy and organization a must

Salary:
Salary $70,000 - $90,000 DOE, Excellent benefit package, including 401 K Plan.

New Homes Sales Specialists
San Joaquin Valley Homes, a fast paced, rapidly growing company in the Visalia area is seeking full-time New Home Sales Specialists.

Duties and Qualifications:
• Manage all aspects of new home sales from point of sale to closing. Demonstrate model homes, and production homes (which may be at various stages of construction), and/or available home sites.
• Provide timely and consistent follow-through with current customers from initial contact to after closing.
• Records must be maintained and input weekly of all communication.
• Self-generate sales from Realtors and local community.
• Develop an in-depth knowledge of the competitive marketplace, including product, site, local community, sales, advertising and demographics.
• Record daily customer traffic.
• Participate in neighborhood promotions and marketing programs.
• Attend weekly sales meetings to review neighborhood status and sales strategies.
• Monitor the condition of the model homes, communicating with the field and office for maintenance.
• Must have good communication skills and be organized and efficient.
• Must be a team player with a strong work ethic, positive attitude, self-motivated, resourceful, professional and capable of achieving weekly goals without extensive supervision.

Requirements:
Candidate MUST HAVE a current California Real Estate License and residential real estate experience to be considered for this position.

San Joaquin Valley Homes is seeking experienced Residential Project Superintendents to join our team. The ideal candidate will have great organizational, computer, communication and scheduling skills. The ability to work well with both homeowners and subcontractors is crucial.

Duties and Responsibilities:
• Ensure jobsite is OSHA compliant, safe and immaculate at all times
• Supervise and schedule subcontractors and laborers
• Ensure all homes are constructed according to plans and buyer selections
• Maintain construction, inspection and walk schedules ensuring homes are completed on time
• Communicate with sales and office personnel

Requirements:
• 2 years of new home construction experience
• Ability to read and interpret blueprints
• Proficient with Microsoft Office
• OSHA Training
• Bilingual a plus
• College degree in Construction Management a plus
