Land Acquisition Analyst/Entitlement Manager
San Joaquin Valley Homes currently has an opening for a highly motivated, self-starter with a willingness to learn, and the ability to prioritize multiple projects. Reporting to the President and working closely with the Vice President of Land Development, this position plays a key role in identifying, analyzing and negotiating the purchase of new communities. Responsibilities: • Identify and evaluate land acquisition opportunities and work with management team to determine feasible land prices and product to maximize ROI. • Assembling competitive market analysis to include locations, product, price, and life of job predictions. • Working with Controller to prepare financial reports and statements; Performa assumptions, executive summaries and Return on investment reports. • Assist senior management by preparing market summaries, area maps, aerial photos, demographic analysis, and business plans. • Manage and establish transaction specific Homeowner Associations if required. Requirements: • Bachelor's degree in Finance, Accounting, Engineering, Economics or similar field of study. • Must be proficient in all programs in the Microsoft Office Suite and Financial Management systems. • Experience in managing land development budgets and costs. • Strong written and oral communication skills, resourceful researching abilities and deadline oriented. • Understanding of housing market trends, land values and regional demographics. Director of Construction
San Joaquin Valley Homes currently has an opening for a highly motivated, self-starter with a willingness to learn, and the ability to prioritize multiple projects. Reporting to the Vice President of Construction and working closely with the Purchasing Department Manager, this position provides leadership to on-site Superintendents in 15 new home communities located in Kings, Kern, Tulare and Fresno Counties. The Director of Construction will manage production scheduling, quality assurance and assist in the value engineering of plans and subcontractor scopes of work. Salary $90-120 DOE Responsibilities: • Provides value engineering oversight of plans, job costs and construction techniques for all projects • Coordinates pre-production specifications, scopes of work, and plan development • Assists the purchasing department in providing quality trades to increase the production sub-base • Analyzes production job costs per project routinely for cost discrepancies and trade increases • Establishes even-flow production schedules for multiple projects to achieve annual projections • Oversees the preparation of weekly, monthly and year-end construction reports and schedules • Resolves trade and subcontractor disputes • Ensures all safety regulation and compliance standards are met by trades and employees • Responsible for reporting all delays and overall site conditions to VP of Construction. • Coordinates with Land Development to resolve land development delays • Provides support and directly supervises the general superintendents and all neighborhood superintendents. • Fosters a team environment with trades, sales, office staff and management Requirements: • Bachelor's Degree in construction management or equivalent work experience required • Must be proficient in all programs in the Microsoft Office Suite • Minimum of 3 year's supervisory experience • Minimum of 5 year's construction management experience in new home production • Extensive knowledge of building methods and current building codes in California • Ability to interpret all aspects of construction plans; foundation, roof truss systems, framing, electrical and detailed pages. New Homes Sales Specialists
San Joaquin Valley Homes is seeking full-time and part-time New Home Sales Specialists. Qualifications: Candidate must have a current California Real Estate License and residential real estate experience • effective communication/people skills • high degree of organization • Self-motivation skills and a positive outlook • social networking and marketing savvy • must be resourceful, professional and capable of achieving weekly goals without extensive supervision Job Duties: • Sell, process and close homes in accordance with the company business plan • Prepare required paperwork for each home and for prospective purchasers • Assist in making prospective buyer appointments with design center, mortgage, and key inspection when necessary • Update new home buyers with construction start and completion dates and remain actively involved in the sales process through closing • Monitor and record daily customer traffic • Follow up with prospective buyers and leads • Interact professionally with other associates, customers, and real estate agents/brokers • Record data regularly and prepare periodic company reports • Maintain the Model Home Complex • Actively develop an in-depth knowledge of the competitive market, including product, site, local community, sales, advertising and demographics.
